Rental process

Property

We often hear people say that renting a property can be stressful. At Lets Live, we combine a flexible approach and the latest technology to try and make the process as enjoyable as possible.

Viewings

We understand people are busy and we therefore offer viewings 6 days a week, including evening appointments too don’t worry if you can’t get out of work, you can come along up to 6:30pm or on a Saturday.

We do recommend coming to see a property during the day so you can see it in natural light and so you can get a feel for the surrounding area.

Take the opportunity to ask us anything – and there’s no such thing as a “silly question”.

Securing The Property

When you find “the one”, let us know as soon as possible as properties often get reserved quickly. We’ll confirm a few important details with you; for example, when you need to move and the length of tenency.

Once agreed with the landlord we can then move on to the formalities

There are no administration fees.

Referencing

This is the crucial part of the renting process. You’ll be requested to fill in an online application form and provide valid photo ID. Information needs to be provided promptly to avoid unnecessary delays. Checks will be made to verify your income/credit, confirm your employment and check your right to rent in the UK.

The legal part

Upon completion of referencing you will have 7 days to pay the balance of your deposit, which in turn will be protected in a government approved scheme. You will then be sent tenancy agreements to sign electronically. The contracts set out the terms and obligations agreed between yourself and the landlord. It is important to take your time to read through all the information we send you as the contracts are legally binding.

Moving in

On your move in day you need to make sure all the documents have been signed and the first month rent has been paid before you come to collect the keys. An inventory will be provided so the condition of the property can be agreed, you will have 7 days to make any amendments or comments. It is important that you set up your future rental payments and organise your utility accounts in plenty of time.

During your stay

When you move in you will be given information on who manages your property and how to report any maintenance issues that arise during your tenancy. You have a responsibility to look after the property and report any maintenance in a timely manner.

Moving out

Under the terms of your agreement you are required to give notice should you wish to vacate the property. This will be detailed in your contract but if you’re not sure, give one of the team a call and they will be able to advise accordingly. You will then be advised of the check-out procedures and provided details of what is expected when handing back the property.

Scale Of Charges To Tenants

Description Fee
Holding depostit (per tenency) – One weeks rent This is to reserve a property. Please Note: This will be withheld if any relevant person (including the guarantor(s)) withdraws from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their Tenancy Agreement (and/or Deed of Garuntee) withing 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security Deposit – Five weeks’ rent (per tenancy, rent under £50,000 per year). This covers damages or defaults on the part of the tenant during the tenancy.

Unpaid Rent Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied
Lost Keys(s) or other Security Device(s) Tenants are liable to the actual cost of replacing any lost key(s) or device(s) for the tenant, landlord, agent and any other persons requiring keys and if the loss results in locks needing to be changed, the actual costs of a locksmith & new lock. The actual costs will include £15 (inc. VAT) for up to one hour of time making necessary arrangements and if extra time is required there will be a charge of £15 (inc. VAT)
